What’s Ahead in The Canyons | 2026 Community & Development Update
The Canyons in Castle Pines continues to evolve in thoughtful and exciting ways, and the most recent community meeting with the city of Castle Pines, offered a clear look at what’s ahead for this growing community.
As someone who lives and works here, I always find these updates especially meaningful, not just from a real estate perspective, but in understanding how the community will continue to live, connect, and thrive over time. Plans evolve, so staying in the know is important!
A Community Designed with Intention
The Canyons has been zoned as a planned development since 2009, meaning every element, from residential neighborhoods to commercial spaces and open land, have been thoughtfully mapped out as part of a larger vision.
The long-term plan includes approximately 5,000 residential homes, along with commercial spaces, community-serving amenities, and over 1,200 acres dedicated to parks and open space.
This kind of intentional planning is what allows The Canyons to grow while still preserving the natural beauty and lifestyle that draws people here in the first place.
New Development & What’s Taking Shape
Several key projects are moving forward, bringing new amenities and opportunities to the area.
Life Time Fitness
A 102,000 square foot fitness and lifestyle facility is planned, complete with a pool, pickleball courts, and food and beverage offerings. This is expected to open in late 2026 and will be a major addition to the community’s lifestyle appeal.
The Album | 55+ Community
A new active adult community will introduce 164 multi-family residences, along with its own set of amenities designed for connection and ease of living.
Additional Neighborhoods & Housing Options
Richmond Homes Cityscapes Subdivision will bring 183 residential lots consisting of 2 and 3 story homes as well as a new pocket park and new trails connecting to Pronghorn Park. The Peaks townhomes will offer 70 for-rent units across from the new Life Time Fitness Club and will feature its own amenities for residents. The continued expansion will bring a variety of housing options into The Canyons, supporting a wider range of buyers and lifestyles.
Phase 3 Expansion
One of the most significant updates is the advancement of Phase 3, which will bring:
• Over 1,500 new residential lots
• 226 acres of parks, open space, and trails
• A future school site
• New road connections to improve accessibility (Canyonside will connect to Crowfoot Valley Road)
This phase continues the community’s commitment to balancing growth with outdoor living and connectivity.
Commercial & Community Enhancements
Beyond residential growth, The Canyons is also seeing an expansion of services and conveniences:
• AdventHealth medical office building currently under review
• QuikTrip gas station and convenience store planned near the Havana realignment
• Continued mixed-use development that will bring additional retail, dining, and services
These additions are designed to make everyday living more seamless while keeping residents connected to what they need most.
Infrastructure Improvements That Support Growth
With expansion comes investment in infrastructure, and several improvements are planned to support long-term accessibility and flow:
• Widening of Castle Pines Parkway to include six lanes, bike lanes, and sidewalks
• Havana Street realignment to improve traffic flow and access
• New road connections, including Canyonside Boulevard linking to Crowfoot Valley Road
• Improvements to the Happy Canyon interchange and connection to the neighborhood
These updates are an important part of ensuring the community grows in a way that remains functional, accessible, and easy to navigate.
What This Means for Homeowners & Buyers
Growth like this is not just about new construction, it’s about long-term value and lifestyle.
As amenities expand and infrastructure improves, communities like The Canyons tend to see continued demand, stronger connectivity, and a deeper sense of place. For homeowners, this often translates to sustained value. For buyers, it creates an opportunity to be part of something that is still evolving.
Final Thoughts
The Canyons has always been more than just a neighborhood. It’s a community built around connection, to nature, to amenities, and to each other.
These updates reinforce that vision and offer a glimpse into what the next chapter will look like.
If you’re curious about opportunities within The Canyons, whether that’s new construction, resale homes, or understanding how these changes may impact value, I’d be happy to connect and share more.
