What Colorado Homeowners Should Know About Their 2025 Property Valuation
If you own a home in Colorado, there’s a good chance you’ve recently received your 2025 Notice of Valuation from the county assessor. And if the number on that notice caught you off guard, you’re not alone—it’s a great time to take a closer look.
Every two years, Colorado counties reassess property values to determine property taxes. This year’s valuations are based on home sales from July 1, 2022, through June 30, 2024—a time of rising interest rates, shifting buyer demand, and overall market volatility. Depending on when activity peaked in your neighborhood, your assessed value may not reflect today’s market conditions.
Is Your Assessed Value on Target?
Valuations don’t always tell the full story. If something about your notice doesn’t feel quite right, it might be worth a second opinion—and possibly filing a protest. My team and I can review your Notice of Valuation, examine the comparable sales the county may have used, and pull more accurate data if needed. We’ll give you a clear analysis and, if there’s a case for a protest, we’ll provide the comps formatted the way your county assessor prefers—making the process as simple as possible for you.
🗓 Key Dates to Know
- May 1, 2025 – Notices of Valuation mailed
- June 8, 2025 – Deadline to file a protest with your county assessor
- If needed, further appeals can be submitted to the County Board of Equalization, the Board of Assessment Appeals, or even District Court
Not sure where to start? That’s okay—this is something we help homeowners with every valuation cycle. If your notice feels off, or you’re just curious whether it’s accurate, we’d be happy to take a look.
To get started, we will need copy of your valuation (especially the comparable sales section) and let us know if your home has a finished basement. There’s no pressure, no obligation—just good data and expert guidance to help you make the right call.
